When I first saw the listing for this 3+1 bedroom, 3 bathroom new build at 13 Barfield Avenue in East York, I thought it was strange because it had just been listed a year ago.

But then I realized I was confusing it with the neighbour at 11 Barfield Avenue...

That sold in June 2012 for $1,130,000.

I am not positive if it is the same builder, but it has to be because they are basically the exact same! Except 13 Barfield doesn't have as nice of a deck.

It was first listed at $1,199,000.  

Why $69,000 more than the neighbour?  For what?

When I posted this house, the price had already been dropped to $1,188,000.  That was still too high as it was still $58,000 more that the neighbour....

So, it wasn't a surprise when the price dropped again two weeks later to $1,169,900.

Still $39,900 more than the neighbour!

Annnnd the price has been dropped again.

The new price is $1,149,000.

Only $19,000 more than the neighbour....the neighbour with the better deck.
