88 Elm Avenue - ROSEDALE
As you can see from the picture above with the green grass and the flowers, this house was first listed when it was warm.
Turns out, it was listed in May.
As you can see from the photo below that has recently been added to the listing, it still has not sold...
And the price has not changed.
This is a 7 bedroom, 7 bathroom house on a 133.92 x 195.75 (irregular) lot.
The listing says that it has undergone a 'sublime restoration'. From the looks of the interior pictures, that happened in the 80s.
It is a beautiful, old Toronto house (if Georgian is your thing), but it needs work.
And though the house could be updated (if you aren't into tradtional) to look like the house at 18 Chestnut Park Road that sold for 98% of its $5,995,000 asking price (and is now being gutted), or look like the house down the street at 2 Castle Frank Road that ended up selling for $6,600,000...
The house needs a lot of work, it is located on an odd corner lot (but it is so big that it might not matter), and it is on a bus route.
The asking price since May has been $7,650,000.
That is going to be a TOUGH one.
I guess on the bright side, it is listed less than the $8,900,000 asking price in 2008!
