SOLD - 40 Park Lane Circle - BRIDLE PATH

 This house has been listed for a LOOOOONG time.

Not as long as the house I posted earlier this week at 83 Bridle Path...

But since at least April 2010 when the asking price was $23,800,000.

I know.  WTF!?!

Unsurpisingly, it didn't sell.  And why would it?  If I were in the market for a gaudy new build in the Bridle Path, I would have gone with the smaller house at 52 Post Road that was listed in January 2012 for $13,995,000, was relisted the following January for the same price, and eventually sold this June for $10,198,888.  With a fraction of the price difference between that and the $23.8 million asking price of this place, you could make 52 Post Road everything you wanted it to be.

But I guess that was the idea with this place as they were selling it mid-construction (for $24 million!!!!)

And like the house at 90 Rocmary Place in Vaughan, it was 'fashioned after the Palace of Versailles in France'.

Can we stop this trend!?!

They are NOT similar AT ALL!

This is a 21,000 square foot, 6+2 bedroom, 14 bathroom new build on a 227.69 x 469.91 foot ravine lot.

After 3 years of not selling for $24 million, it was listed again at $13,980,000.

Still, no sale so they decided to auction this house.  A reader (thanks M!) sent it in at the beginning of November.  There was a newswire that had gone out in October for an auction to take place at the end of November.  I didn't think it would sell.

But I was wrong.

It sold at the auction for $13,980,000 CONDITIONALLY.

Guess all was good because this house officially sold last Thursday...

For $13,980,000.
