16 Bracondale Hill Road - WYCHWOOD

So....

In Toronto...

You can either get the 3 bedroom, 3 bathroom row house on a 15.67 x 85 foot lot with basically no backyard and no parking at 87 Summerhill Avenue just off of Yonge Street in the Summerhill neighbourhood for $1,595,000...

OR

You can can get a 5 bedroom, 3 bathroom house with a private drive, a great kitchen (if you are into concrete) and all on a 40 x 185.83 foot lot that widens to 83.6 feet at the back...

A lot that is big enough for a full skating rink...

For $80,000 more in Wychwood.

Yup.

This house is listed at $1,675,000!!!!!

Sure, there are parts that seem a little tired.  And there is so much wood that it is making want to run out and get some primer...

But come on!

When this is going on next door!?!

This lot alone is worth $1.7!!!!

Okay.  Maybe that is an exaggeration.

But come on!!!

This is a move in ready house that has room for a MASSIVE expansion and third floor redo (if you choose), in a neighbourhood that is only seeing tons of growth.

I know the house itself isn't huge but if the similar house at 86 Hillcrest Drive, that didn't have the kitchen and incredible lot or third floor rough-ins, sold for $1,300,000 in the summer of 2012....

And the house at 88 Hillcrest Drive also sold in the summer of 2012 for $1,551,000...

I think it is possible for this to go over $2,000.000.

Maybe even $2,100,000.

I know.  Crazy.
