AND IT WENT FOR - 14 Mechanic Avenue - LITTLE PORTUGAL

At the beginning of March, I posted this 3 bedroom, 2 bathroom semi on a 14 x 52 foot lot at 14 Mechanic Avenue in Little Portugal (it's the blue one).

Considering that the 2+1 bedroom, 3 bathroom duplex around the corner at 228 Brock Avenue had been listed at $699,000 and sold for $721,775, I thought this house that needs some work but could be just as good or better would sell over asking.

It was listed at $475,000.

I thought it could sell for up to $600,000.

It didn't.  I sat on the market for almost 2 weeks though it did eventually sell over asking...

This house just sold for $###,###.

Must have been the staging that got them that extra $500.
