SOLD - 710 Richmond Street West - NIAGARA
In January, I posted the house on the left of this picture at 712 Richmond Street West.
It was a house that had to have been flipped by the same people who flipped the Beaconsfield Village house at 262 Lisgar Street.
They had the exact same stair case and kitchens...

And at a closer look, this house has to be by the same flippers.
Though the floors and stairs in this house are lighter and the kitchen is white, all these houses are basically the same (with the exact same basement floor).
When the neighbour at 712 was listed in the winter, no work had started on this house. At least not by the look of the back...
(It's kind of interesting that they got rid of that extra extension that could have been a family room.)
Of the three houses, this one is my favourite. I prefer the floors and the stairs. The kitchen is brighter. But though I get what they were going for in the master bath, I am not loving that tile.
The neighbour at 712 was listed at $949,000.
I didn't think it would sell for the asking price. It sold for $1,100,000.
This house is 3 bedrooms and 5 bathrooms on an 18.17 x 97.5 foot lot versus the 3+1 bedroom, 4 bathroom house on a 15.92 x 97.5 foot fully attached neighbour at 712 Richmond Street.
It was listed over a month ago (thanks to L for sending it in!) for $1,269,000.
It sold a little over a week later...
For $1,400,000.
Three hundred thousand more than basically the same house next door with darker floors!!!!
Must have been the staging. Still not my favourite but WAY better than the other two houses!.
