109 Hazelton Avenue - YORKVILLE
This is a 3 bedroom, 5 bathroom semi with 2 parking spots on a 25 x 75 foot lot at 109 Hazelton Avenue in Yorkville.
It looks like a recent reno and I am on the fence. While I think it is amazing and that window at the back is really impressive, there is something about it all that feels really new build-ish. I think it is the paint colour, the stairs...
And that wall of windows.
I would have much preferred something like at the house at 125 Macpherson Avenue...
Or maybe something like the church conversion at 314 Palmerston Boulevard...
Just something a little less traditional. Maybe if the painted the trim black?
I'm not crazy about the master closet being through the bathroom, especially when the toilet is in the open...
And right in front of this streetview window...
I do like the feel of the house though. And I am glad they used casual elements like the IKEA rug in the basement...
The West Elm light in the family room...
And the YYZ pillow from Nicole Tarasick's Etsy Shop...
That was also in the house at 395 Westmoreland Avenue North and can also be found at Style Garage (I know that know thanks to the commentors from 177 Hallam Road!).
I feel like these casual elements take away from the new build-ish-ness.
Overall, this is a great house.
It's listed at $2,950,000.
For a 3 bedroom, that's a lot, but this house is all about location.
But is it worth $1,200,000 more than the similarly sized semi at 94 Belmont Street that sold for $1,750,000 in June?
Well, if you want to be able to say that you live on 'Hazelton'...
Then maybe.
But probably not.
