This is a 3+1 bedroom, 5 bathroom detached house on a 25 x 116 foot lot with 2 parking spots at 109 Simspson Avenue in Riverdale.
It is a flip that used to look like this when it was last listed for $725,000...
So...it needed work but there was a lot of potential.
It was gutted and opened up with lots of glass and a huge wall of doors at the back. Which is why it confuses me that it feels so dark.
Is it the pictures? Was it because it was overcast when the photos were taken? Or is it the dark grey wall?
I don't know, but for me, this is too dark. I see what they were going for and I love the blue chair at the back, but being able to fit only one chair here is kind of pointless. It is big chair though.
The basement is a good size with an office, family room, and bathroom. And the bedrooms upstairs are a good size. But there are only 3 of them.
Though I am not sure what it sold for before the flip, the old listing seems to imply that it sold for the ask of $725,000.
It is now listed at $1,798,000.
Again, it's only 3 bedrooms, and since the 4+1 bedroom, 5 bathroom house at 100 Hogarth Avenue is having a hard time selling for $1,879,000...
I think this will have a hard time selling for only $81,000 less.
I think this will have a price drop and ultimately sell for $1,625,000.
It probably isn't as dark ALL the time.
