114 Shaftesbury Avenue - SUMMERHILL (UPDATE)
Almost 2 weeks ago, I posted a 2 bedroom semi on a 17.17 x 78.75 foot lot at 65 Alcorn Avenue in Summerhill.
It was a nice, small house that had an older-ish kitchen and no finished basement.
It was listed at $1,149,000 despite selling for (apparently) $847,000 only a year and a half ago with no changes since.
I thought it could sell closer to $1 million, but not at ask. A reader thought I was nuts.
And now that this house is on the market...
She might be right.
This is also a 2+1 bedroom row house just on the other side of Yonge Street. It only has 2 bathrooms versus Alcorn's 3 bathrooms, but the basement is finished (or partially finished) in this house. It sits on 16 x 90 foot lot.
Sure, it's right across from the train tracks, but there is better parking on this street and it is arguably a nicer portion of the neighbourhood.
The asking price is $999,000.
Considering that the house at 30 Shaftesbury Avenue that needed updating (hope the renos are going well!)...
Sold for $975,000 two years ago...
This asking price doesn't seem so crazy.
UPDATE: Thanks to the reader below who pointed out that they paid $745,000 for the house at 30 Shaftesbury...NOT $975,000.
So...either I am going crazy or...
Watching this first thing this morning was a mistake...
