This is a 4 bedroom, 3 bathroom semi on a 16.33 x 115 foot lot at 196 Bain Avenue in Riverdale.
It looks like a flip and they have done a good job.
I am not sure I like the stairs going up the middle of the front porch and I would have preferred something like the front porch at 324 Glen Road...
But it isn't a big deal. The house still shows well from the front.
Inside, it shows well if this is your style.
The layout kind of reminds me of the house at 98 Gough Avenue...
Though I prefer the look of that house a lot more. It doesn't look as flippish.
And as for the staging in this house, it's not bad...
But what is this!?!
An IKEA Raskog utility trolley is kind of odd here. To me, that is more of a bathroom or kitchen thing. Maybe a bar cart...
But not something for the front entry.
I like the kitchen but would have preferred no cabinets above the coffee maker.
The upstairs rooms are a good size and are bright. One bathroom for 3 bedrooms isn't amazing though.
But upstairs, if you are good with a 3rd floor master suite, it's large and bright with a huge deck that overlooks Withrow Park (or a bunch of trees in the summer).
And there is parking for 2 cars.
This house is listed at $1,299,000.
It won't sit long.
If the 3 bedroom row house at 98 Gough sold for $1,275,000...
And if 4 bedroom, 3 bathroom semi at 269 Bain Avenue on the other side of Pape...
Sold for $1,015,000 two years ago...
And if the gutter at 2 Grandview Avenue sold for $1,051,313 in December...
There is no reason this couldn't sell for $1,480,000.
Unless Riverdale is now more expensive that Rosedale and this sells closer to the $1,599,000 selling price of 324 Glen Road...
But that house had 4+1 bedrooms and SIX bathrooms.
So...it's shouldn't come too close...
