AND IT WENT FOR (AGAIN?) - 385 Albany Avenue - CASA LOMA
What happened here!?!
I first posted this 3 bedroom, 2 bathroom row house on a 20.94 x 42.71 foot lot at 385 Albany Avenue in Casa Loma at the end of March.
Though not on a huge lot, it was a great looking house that was attached to the house at 383 Albany Avenue that I also really liked.
In 2012, 383 Albany had been listed at $599,000. It sold for $645,000.
Almost 2 and a half years later, this house was listed at $719,000.
I mentioned that with compounded interest at 10%, this house should sell for $803,088. I thought it could sell up to $815,000.
As per the TO Solds, this house sold within the week for $810,000 meaning that it actually sold at a 10.6% compounded interest.
Well, now the TO Solds are saying that the sold price is actually $789,750.
So...what happened to the first deal? Did the first buyers back out? Did they discover something that would cost $20,000 to fix (like basement waterproofing perhaps?)!?!
I am not sure...
But I do know...
That changes the compounded interest to...
9.2%.
Still not bad for a house on a 40 foot lot!
