These people are busy!

The second I saw the outside of this house, I knew it was a flip done by the Cornish Flippers (aka Lionfish Developments).

Here are the outsides of some of their other flips...

70 Glenwood Avenue

And most recently, 64 Arlington Road...

But it was the house down the street from this house at 70 Hilton Avenue...

That I realized 70 Hilton wasn't a one time thing.

There was a previous flip, the first flip that I am aware of, at 22 Cornish Avenue...

That I posted in November 2011...

Hence The Cornish Flippers.

And in general, I REALLY like what they do.

This one...

I like it.  I'm just not sure it's my favourite. 

It's the bedroom at the back on the second floor.  I think i would have preferred the master to be at the back with the second bedroom where the master bed is and the bathroom where the iron windows are...

But that probably would have been expensive and the house may be too narrow for it to work anyhow.  The second bedroom just seems to closed off and more like an office to me.

And I am not loving these...

But those are an easy fix.

This is a 4+1 bedroom, 5 bathroom house on a 23.25 x 124.08 foot lot.  

Which means this isn't much wider than the semi at 324 Glen Road in Rosedale that was on a 26.75 x 121 foot lot that had a full driveway, while this is on a 23.25 foot lot with a shared drive.

But like their most recent houses, I love the floors, I love the bathrooms (for the most part)...

The Eskayel and Elitis wallpaper that comes with the house is great...

As are the FlosLambert and Fils, and Lee Bloom lights that also come with the house and are amazing...

And when you consider what this house looked like before when it was listed in January for $1,100,000 (not sure what it sold for)...

They did an amazing job.

The new asking price is...

$1,899,000.

When you consider that their most recent house at 64 Arlington Avenue on the other side of Bathurst was listed for $1,599,000 and sold for $1,599,000...

And the semi at 324 Glen Road also sold for $1,599,000...

This might be a little high.

I don't think this house is going to sell too far from ask though.

Perhaps closer to $1,825,000...maybe $1,845,000. 

It's that second floor bedroom (maybe it's just me).
