25 Ellis Park Road - SWANSEA
This past September, I posted a 3 bedroom, 2 bathroom house on a 135 x 46.71 foot lot at 31 Ellis Park Road in Swansea...
It wasn't a huge house, but it overlooked Grenadier Pond and High Park and could be amazing once renovated.
It was listed at $999,000. I thought it could sell for $1,150,000.
This house that is located down the street is larger with 3,500+ square feet, 4 bedrooms, 3 bathrooms and it sits on a 65 x 133 foot lot (at the pond) and 30 feet at the street .

So, a little odd but I kind of like the privacy from the street.
Inside, it's a good house that isn't terrible, but could use a reno.
I just couldn't figure out what was going on with all the leather furniture from the Brick...
Because it didn't suit this place at all.
And then I realized, this is a triplex.
But this could be an AMAZING single family house...with a lot of work.
And it looks like they have been a little more realistic about the price than the house down the street at 35 Ellis Park Road.
Or maybe they are thankful that house sold for so much because this house is listed at $1,698,000.
It's probably selling closer to $1,875,000...if it hasn't sold already.
