PRICE DROP - 176 Glen Road - ROSEDALE
This is a large house on a 45 x 105 foot lot at 176 Glen Road.
It's a big house on a big lot in North Rosedale...
But, for some reason, it's only 3 bedrooms. Why? This house is large and this is generally a family neighbourhood. So, why only 3 bedrooms? I don't get it.
Which is why when it was first listed in October 2012, I thought the asking price of $3,150,000 was high.
It's a good reno. The living room seemed tiny and in general, I couldn't figure out the layout but there were no floor plans.
The new listing now has floor plans...
And I am very confused by the second floor layout.
I don't get it. Who is this house for? There could easily have been 3 bedrooms on the second floor with a bathroom where the 'dressing room' is and a reconfiguration of the back where the bedroom goes into that porch area or whatever that is.
This doesn't make sense to me.
And where is the closet for the master? And shower? And bathtub?
Plus, I think the plans should be flipped because that front vestibule is on the left side of the house, not the right.
But I like the floors.
After 2 and a half years, this house is back on the market...
For $2,950,000.
I'm thinking $2,650,000...maybe.
