SOLD - 43 Hogarth Avenue - RIVERDALE
Three weeks ago, I posted a 5 bedroom, 5 bathroom house on a 28 x 184 foot lot at 36 Hogarth Avenue...
It had been reno'd, but I wasn't really into it...at all.
Looks like no one else has been because it is still on the market for $2,849,500.
This house on the other hand sold really fast.
It's a 5+1 bedroom, 4 bathroom house on a 37 x 180 foot south facing lot with 2 parking spaces that is move right in, but could use some paint...
And though the style of the house isn't for me, and this drives me crazy...
I can see someone being into the whole arts and craftiness of the house.
Or I could see it being completely gutted with a huge extension at the back. And since the neighbour's house seems to go back about 20 feet further than this house...
That probably wouldn't be a problem.
And the yard would still be large.
This house was listed at $2,095,000.
I am not sure exactly what it sold for, (I thought it was something like $2,495,000), but a reader has said $2.5 (close enough).
Is this crazy?
For this lot, with this house that is fine as it is (some might love it as is!), but with crazy potential with an addition and a reno...
I don't think so.
