SOLD - 75 Ashdale Avenue - LESLIEVILLE
This is a 2 bedroom, 1 bathroom semi with one parking spot on a 13.25 x 120.92 foot lot at 75 Ashdale Avenue in Leslieville.
If it looks familiar, it's because I compared it to the semi at 874 Eastern Avenue in December 2011...
At the time, this house at 75 Ashdale was listed at $324,000 and the house at 874 Eastern was listed at $338,000.
The house at Eastern Avenue eventually sold for $275,000 in November 2012.
Here is an email I received from a woman named Helen who apparently lived in that house between 1953 and 1966...
Hello there, I was posting my comments and the space I was typing in disappeared.
As new immigrants, my family was “the neighbours” from 1953-66. We owned both 874 and 876. 874 was rented—only two families during those years. The houses were in much better shape back then! Flower gardens in the front yards and Vegetable gardens in the back yards with an apricot tree and raspberry bushes.
The interior of 874 has been renovated. The roof is in bad shape now.
I shudder to to think what my first home looks like inside. It was small but clean and tidy when we lived there. My parents updated the interior quite a bit during those years: paint, wallpaper, new floors etc. So much has changed since.
The businessman my folks sold them to, subdivided the properties into three lots. The garage my father built in the back with part of the two backyards became a separate property with a huge structure built on top of the garages some time after we moved out. I don’t know if it is a commercial property on Sears Street. The auto body shop next door is so much neater than when “Ivan” owned it. I remember looking into a wrecked vehicle with blood all over the interior (from the street.)
I am not sure what this house sold for, but I do remember it being on the market for a while so my guess is that it sold around $310,000, maybe a bit less.
Three and a half years later, it was listed again...
For $349,900.
It sold...

Even though the house seems to be sinking on the right side...
And there might be a water issue...
This seems like a bit of a deal.
