58 Birch Avenue - SUMMERHILL
This is a 2+1 bedroom, 3 bathroom row house on a 14.67 x 138 foot lot with 2 parking spaces at 58 Birch Avenue in Summerhill.
It isn't a big house, but it has been completely renovated and there are 2 parking spots which is a big plus in this neighbourhood.
Here is what it looked like when it was listed in September 20014...
The asking price was $995,000. According to this Globe and Mail Done Deal from February, it sold for $1,010,000.
The house was fine as is, but at $1 million dollars for not a large house, the odds are this was going to get renovated.
Turns out, it has been flipped.
And I like it.
There is nothing crazy. The fireplace is subtle. The floors are good. The kitchen is great with a good layout and lots of storage. And I love those back doors.
Upstairs, the master bedrooms is a good size with storage and a large ensuite. The 2 bedroom that is set up as a den isn't massive but it is good as an office or a small kid's room.
The basement is finished with another bedroom and there is a nice city deck and garden at the back.
Basically, this is a good flip that didn't try too hard and got it right.
But, considering that this is only a 2+1 bedroom shouse, the price is pretty high...
Even for the neighbourhood.
The asking price for this house is...
$1,529,000.
Then again, that semi at 110 Alcorn Avenue...
Did sell for $1,110,000 in 2012.
And this is a better house with better location right across the street from a park...
So....
With the compounded interest calculator at 10%...
That would make 110 Alcorn a $1,520,000 house now.
And the 3 bedroom semi a few doors down at 52 Birch Avenue....
Sold for $1,540,000 a little over a year ago.
Making it a $1,745,000 house now at a 10% increase.
But that place didn't have parking.
So......
Even though this seems like it was more of a cosmetic reno...
And I am seeing this as more of a $1,355,000 house...
Maybe this price isn't so far off after all.
