110 Pricefield Road - ROSEDALE
In August 2013, I posted
this 5+1 bedroom, 5 bathroom semi on a 27.75 x 112.75 foot lot at 110 Pricefield Road in Rosedale.
It was a good house in a great location.
As I mentioned in that post, the house was renovated in
that damaged the home. And in that post, I mentioned that I didn't think the reno was great. It was good, but not great.
I don't know why the dishwasher wasn't right beside the sink and I though white counters would have been better. The open concept on the first floor was good but I thought it would be even better if it was opened up completely to the back. And overall, the paint was just kind of dark throughout.
It was listed at $1,879,000 in April 2013. After
3 price drops, it finally
sold in October for $1,550,000.
Since then, the counters have been changed to white Corian (or something like that), the dark paint has been replaced with white paint, but the back wasn't opened up. But the back deck was redone to add more space.
Otherwise, I don't see a lot of other changes (maybe the addition of the washer/dryer in the mudroom?).
It is now listed at $2,188,000.
At first, I thought that seemed REALLY high. But it is only a 12% increase in a neighbourhood that has probably seen higher 12% increases.
So, is this the right price?
I think it still might be a bit high, but it's still a lot cheaper than the house down the street at
