AND IT WENT FOR - 99 Whitehall Road - ROSEDALE

In January 2012, I posted this 4+1 bedroom, 2 bathroom house on a 40 x 125 foot lot at 99 Whitehall Road in north Rosedale.

It was a house that had sold a year earlier for somewhere around $1,500,000.

A year later, it was on the market for $3,095,000.

Sure, it was being listed as a pre-construction that was going to look like this...

But $3.1 in this location?  It was a little high.

It never sold and 3 years later, it was back on the market with a new photo...

And a new price.  The new asking price was $3,695,000.  I thought it would sit for a while and it did.

In July of this year, it was back on the market at the same asking price but, it was also listed not as a pre-construction but as the house alone.

The asking price just for the house was $2,550,000....or about a 14% annual compounded interest.

So....yeah, no.

By September, the prices had been dropped.  The pre-construction cost was down to $3,595,000 and the house alone was down to $2,399,000...or about a 12.5% annual compounded interest.

Finally, it has sold as the house alone...

For (approximately) $2,250,000.

Or about a 9.5% annual compounded interest....

Which for Rosedale that is probably closer to a 7% annual interest...

Is still pretty good!
