PRICE DROP - 659 Dovercourt Road - DUFFERIN GROVE
At the beginning of December, I posted this 5 bedroom, 4 bathroom duplex semi with 2 parking spots on a 25.25 x 100.25 foot lot at 659 Dovercourt Road in Dufferin Grove.
It is a house that was listed in 2012 when it was a recent flip of a house that looked like this...
After the flip, it didn't have as much 'character', but for a rental, it was quite good.
In 2012, the first asking price was $1,589,000. I thought it would sell for $1,399,000...$1,450,000 tops.
After a bunch of price drops, it sold for $1,489,000.
At the beginning of December, it was relisted with no changes and the same listing photos from 2012. The asking price was $2,350,00.
At an annual 10% increase, the price would be $2,180,000 so I thought it would need a price drop.
At some point since the first listing, it had a price drop...
To $2,250,000.
I think it will still need another drop.
