30 Gibson Avenue - SUMMERHILL
This is a 4 bedroom (it's really a 3+1 bedroom), 5 bathroom semi/row house with 1 parking spot on an 18.5 x 88.41 foot lot at 30 Gibson Avenue in Summerhill.
It's a house that I posted in February 2015 when it was a 3 bedroom, 2 bathroom house and looked like this...
It was a house that needed a lot of work (though it was kind of amazing as it was) but had a ton of potential.
It was listed at $1,395,000. It sold for $1,586,000.
In August 2015, it was back on the market with no changes for $1,795,000.
By November 2015, the price was down to $1,779,000. I'm not certain, but I think it sold around ask.
A year and a half later, it is back on the market after being totally gutted. And for the most part, I really like it.
I think the faucets in the kitchen and bathrooms are kind of specific and there are probably a lot of people who aren't into that style (I would be one of them). And I don't love that island in the kitchen that separates the sink and the stove (that stove should really have a swing out faucet).
But overall, it's a good house with a good layout...
The asking price is $2,780,000.
Considering the flip across the street at 3 Gibson Avenue was recently listed at $2,689,000 and sold for $2,755,000...
This price doesn't seem so crazy (even though $3 million for a 3 bedroom semi is crazy).
But this house is slightly narrower and feels smaller. And the house at 3 Gibson was a little more modern and less traditional.
And considering this house has been on the market for weeks, it might be having a price drop soon.
Maybe.
P.S. Just looking at the pictures again and I'm really not loving that kitchen island.
