64 Hilton Avenue - CASA LOMA (2 Comments)

 

In December 2012, I posted this house on a 26.92 x 124.5 foot lot with a detached garage at 64 Hilton Avenue in Casa Loma...

There were no photos of the interior, just the backyard...

The asking price was $724,900.

It was kind of a weird location basically being the only house a block where the rest of the block was a school...

Plus, the house was kind of creepy.

It sold a couple of weeks later for $680,000.

A year and a half later, with no changes, this house was listed again...at a 46% increase...for $990,000.

A couple of weeks after that, the price was changed to $1,098,000...

A 61.5% increase in 2 years.

It didn't sell but was back on the market 6 months later again for $1,098,000.

A couple of weeks later, it was down to $948,000.

And by February, it was back up to $1,098,000.

By March 2015, the price was down again to $998,000.

And I guess it sold which I missed...

Because it is now back on the market as this 4+2 bedroom, 5 bathroom, 2,700 square foot house.

For the  most part, I like it.  It kind of reminds me of the house a few streets away that was also the only house on the block at 104 Wells Hill Road...

Just a LOT more toned down.

I prefer the bathrooms in this house but I am not loving the toilet location in the main bathroom but overall, this is a good house.

This house at 104 Wells Hill Road was initially listed at $3,299,000 in September 2012.  It was down to $3,129,000 in November 2012.  After the 4th price drop in January 2014 to $3,099,000, it finally sold in February 2014 for $2,990,000.

This house is listed at $2,890,000.

At that price, you kind of want a better backyard than this...

Not only is there basically no backyard...

But maybe a privacy fence would have been a nice touch.

With an almost $3 million price tag, that might be an issue.
