Yesterday, I posted a 3 bedroom, 3 bathroom semi with a detached garage on a 17.5 x 125 foot lot at 565 Palmerston Avenue...

It was a house I had posted in November 2014 when the asking price was $799,000.  It sold for $851,750.

Just over 2 years later, it was back on the market with few, if any, changes.  The asking price was $999,000.  It sold for $1,375,000....or an annual increase of 27%.

This 4 bedroom, 2 bathroom semi is on a 24.50 x 100 foot lot.  It needs work and a new roof...

It was listed at the same price as 565 Palmerston Avenue...

$999,000.

It sold...

For $1,505,000.
