Last week, I posted this 2+1 bedroom, 2 bathroom row house on a 13.75 x 71 foot lot at 8 Tacoma Avenue in Summerhill.

It was a good house but was a little narrow.  But as a condo alternative, it was a good house in a great location.

It was listed at $1,089,000.

I thought that considering the slightly wider semi with a similar sunroom at 114 Shaftesbury Avenue ...

 Sold for $1,000,000 in 2015...

I thought it was a good price, assuming the market hadn't actually changed.

It sold...

For $1,226,439.

I think this is going to be an interesting fall market coming up!
