54 Snowdon Avenue - YONGE AND LAWRENCE, TORONTO *UPDATE* (9 Comments)

At the beginning of 2017, I posted a house at 171 Stibbard Avenue in Sherwood Park

It was a 4+1 bedroom, 5 bathroom new build on a 31 x 150 foot lot and they did a really good job. I wasn’t crazy about this bathroom…

But otherwise, it was a very solid house.

A year later, I posted a 4 bedroom, 5 bathroom house at 220 Heath Street East in Moore Park that was listed in September...

It didn’t have a black bathroom it did have that similar fireplace in the middle of the first floor that acted as a room separator…

Then the following day, I posted another house with one of those fireplaces! It was a 4+2 bedroom, 6 bathroom house on a 59 x 113.56 at 2 Orchard Green in Bennington Heights and this was the fireplace…

It was clear there was a new developer here that I have now called the Fireplace Flipper.

And it looks like they have done it again. This is a 4+1 bedroom, 5 bathroom house on a 30 x 125 foot lot at 54 Snowdon Avenue in the Yonge and Lawrence neighbourhood in Toronto that used to look like this…

And of all the houses, I think this is my favourite. It has a good layout…

And of all the houses, it is the cheapest.

The house at 171 Stibbard Avenue was listed at $3,495,000 and sold for $3,600,000. The house at 220 Heath Street East was listed initially at $3,250,000 and eventually sold for $3,175,000. The house at 2 Orchard Green was listed at $4,995,000 and I think sold for $5,000,000.

This house is listed at…

$3,195,000.

So, considering this has been listed for a month….

What’s the problem here? Could it be the master that barely looks like it can fit a king sized bed (is that a king or queen, I can’t tell)?

Because otherwise, this house is really good.

UPDATE: Turns out this house sold at the end of last week just under ask for $3.15 million.
