7 Triller Avenue - PARKDALE, TORONTO (8 Comments)

When I first saw the outside of this 6 bedroom, 2 bathroom house with 9 parking spots on a 25 x 160 foot pie shaped lot that widens to 110 feet at the back...

I thought of the house at 32 Bracondale Hill...

That had so much potential and was flipped and turned into this...

It looks like the same house, just a mirror image.

But this house was done by architect Henry Simpson and according to this website of all his designs, Bracondale wasn't one of them.

He was, however, the architect for the house at 161 Crescent Road...

And the house at 106 Crescent Road...

That have both been updated like the Bracondale house.

This house on the other hand is original (for the most part).  It looks like it is still full of knob and tube, it has this original phone nook...

So, it most likely needs to be extensively renovated, if not gutted. 

It is listed at $1,999,999...

Which means with a reno, this is a $2,700,000 house (guesstimating the reno cost) or more if there is an extension.

So...

Considering this house is surrounded by aparment buildings, is that a little high?

It might be but there is a ton of potential with tons of parking and a large lot.  Maybe it won't sell quite at ask but I don't think it will be too far off.

P.S.  Since posting this earlier today, a reader has sent in a rendition (thanks!) of what this house could look like with a little work...

It kind of reminds me of Bonnie Brooks'  old house at 78 Wychwood Park...
