I'm confused.
Of all the houses that you could buy and renovate, why this 3 bedroom, 4 bathroom house on a 40 x 100 foot lot at 25 Maclennan?
I'm not saying this is a bad reno because it is a actually a great reno...
But the house before was already kind of perfect.
It was a house owned by Michelle Lloyd of Lloyd Ralphs Design, the design firm run by Lloyd and Christine Ralphs, both former v.p. of design at Club Monaco.
So, it was a good house....
Well, except for that brick on the outside...
I didn't love that.
But it had a really good kitchen...
(though I don't love the dishwasher beside the oven)
And a good bathroom...
But despite being a well done house in 2014, it was listed a little high at $2,795,000. I was thinking more like $2,450,000.
It had 2 price drops to $2,495,000 and then to $2,350,000. It eventually sold in 2015 for a fair bit less than that.
Despite my feeling that it didn't really need a lot of work to start....
With a new kitchen, new bathroom, a new fireplace, some new panelling, and new floors (I preferred the colour before), a new pool, not to mention the outdoor room...
I would think that after that work, and there was a fair bit, that 3 years, this place would be listed closer to $3.3 million...
Maybe $3.5.
The asking price for this place is...
$4,650,000.
