This is a 1 bedroom, 2 bathroom, 1,306 square foot loft with a 193 square foot balcony and 1 parking spot (and garage spots?) at #104 1 Columbus Avenue in the north end of Roncesvalles.

And it is a really good loft.

I kind of wish the kitchen was somehow open more to the whole space.  Otherwise, there isn't much to complain about here. 

There is lots of storage.  It's bright. The bathrooms are new.  The kitchen is new.  It's a short(ish) walk to the restuarants on Roncesvalles, Queen West, and Dundas West.  It's steps to Soruaren Park.  And it's not too far from the Bloor GO station.

Recently, there was a loft at #106 27 Brock Avenue that was listed at $1,099,000 that I think sold just under ask.

This place is listed at $1,299,000.

And because of those windows, kitchen, and balcony, I think that extra $200,000 is more than worth it.

This will fast and probably over ask.
