In November 2013, I posted this 3 bedroom, 4 bathroom house on a 21 x 129.50 foot lot at 271 Windermere Avenue in Swansea, Toronto.

It was a rebuild on a lot that used to look like this when it was listed in May 2011 for $449,000...

It apparenlty sold 18% over ask.

After being fully renovated, it was back on the market in 2013 for $1,398,000.

I thought that it was on a fairly busy street and the fence in the back yard wasn't complete. But compared to the house at 71 Morningside Avenue (that, in my opinion, was a big mess) that sold $120,000 higher than that ask, this house was a steal.

But this house was only 3 bedrooms and it didn't sell. In January, the price was dropped to $1,348,000. It eventually sold for about $40,000 less than that ask.

In October 2015, it was back on the market for $1,398,000.

It sold for about 8% over ask.

It is now back on the market again. The only changes I see are the paint around the fireplace in the living room. Otherwise it is the same. And I still like it.

And with no changes, at a 10% increase, this house should now be listed around $2,015,000.
