Four days ago, a reader sent in the listing for this a 5 bedroom, 2 bathroom house at 75 Marion Street in Roncesvalles in Toronto.

It was a good house with a large kitchen but there were some issues.

It was only 2 bedrooms for a 5 bedroom house and one of those was off the kitchen with a shower. Why? I guess it could be good as a dog shower.

Also, the master bedroom had no storage whatsoever and it seemed as though the laundry room down the hall was also the master bedroom walk-in closet. And the basement wasn’t finished.

But it showed really well.

And if the layout didn’t work for you, the door in the second floor bathroom could be moved to beside the bathtub, with the laundry room becoming the master bath/closet with a master suite door added between the current bathroom and the laundry room.

Then maybe a bathroom could be added on the third floor and another in the basement if they decided to renovate that.

It was listed at $1,500,000.

It didn’t sit for long and sold…

For approximately $1.83 million.

With a $300,000 reno (which could cover a lot), this could easily be a $2.4+ house. Good buy.
