41 Northcote Avenue - BEACONSFIELD VILLAGE, TORONTO (4 Comments) *UPDATE*

This is a 4+1 bedroom, 5 bathroom rebuild with a detached 2 car garageon a 19.82 x 123 foot lot at 41 Northcote Avenue in Beaconsfield Village in Toronto.

It is a house that used to look like this*…

The new house reminds me a lot of the houses at #A 85 Bellwoods Avenue in Trinity-Bellwoods

And the house down the street at 25B Northcote Avenue

But those were multi- unit condo dwellings while this is a single family house. And those house were done by the Green Couch Flippers, aka Evan Saskin (and his brother?) of Landmark Building.

And overall, I really like it. I am not super crazy about some of the tile choices and I would prefer that brick wall in the kitchen if it were white.

And I find the third floor layout to be a little weird…

It’s the fact that it basically has 2 master bedrooms and that third open bathroom has to share with the other third floor bedroom.

But I supposed a wall could be placed along that toiled wall and the sink to make it a separate washroom like this…

With a wall going all the way to the right. And that would give you a bathroom that could be shared with out a huge cost.

Some people might not like the size of the actual backyard because it is taken up by a lot of house and the garage. But there is the space above the garage (this seems to becoming a thing) and the roof top deck so there isn’t a shortage of outdoor space.

And it is in a great location.

The asking price is $2,869,000.

*UPDATE*: Turns out, one of the architects for this house Jonathan Hatch was Hatch Designs, the same people behind the Kingsway house at 72 Belvedere Boulevard

The other was Natalie Leonard from Passive Design Solutions.
