Three years ago, I posted this 4+1 bedroom, 5 bathroom house on a 25 x 123 foot lot with 2 parking spots at 46 Herbert Avenue in the Beaches.
It was a house that used to look like this…
When I saw the front of this renovated house, I thought of the house at 4 Lennox Street in Harbord Village...
I guess it is the wood siding and they were fairly similar as well on the inside.
And I liked both.
The asking price for this house was $2,099,000. It thought it would probably sell closer to $2,325,000. It sold for $2,060,000.
It is now back on the market with some new paint, a new backyard, and a new garage.
The asking price is…
$2,588,000.
Or basically an 8% increase in compounded interest which is maybe a little high for the Beaches.
But it is still a really good house and I guess they are taking the garage and backyard into account.
