Last week, I posted this 2+1 bedroom, 3 bathroom, 1200-1399 square foot condo townhouse with a 500 square foot rooftop terrace at 31 Florence Street in Little Portugal in Toronto.

It was a condo over 5 floors so that might be a downside for some and the kitchen was a little small. But the location was right in the middle of Roncesvalles, Parkdale, Queen West, and Dundas West so you could walk to many restaurants if you didn’t want to cook.

It was listed for $979,000 and maintenance fees of $444.76.

I thought that seemed low for a potential 3 bedroom with a 500 square foot terrace and maybe the low price was due to the location right beside what looked like the Co-Op cab company parking lot...

But as a reader pointed out, that will probably be developed sooner than later.

Which is probably what the buyer was thinking because this place sold…

For $1,150,000.
