AND IT WENT FOR - 57 Elm Avenue - ROSEDALE, TORONTO (1 Comment)

Last Friday, I posted this this 4+1 bedroom, 4 bathroom house with 3 parking spots on a 32.5 x 80 foot lot at 57 Elm Avenue in south Rosedale in Toronto.

It was a really well done house that was not on a large lot so there was no room for expansion, and it was really only a 3+2 bedrooom house…

But is was a really good house.

I previously posted at the end of October when it was first on the market and said that I thought it would sell before the house at 66 Tranby Avenue that was a 4 bedroom, 4 bathroom Annex semi on a 22.5 x 99.2 foot with the same asking price even closer to the shops on Bloor Street and Yorkville…

I thought that despite this house not being as close to Yorkville, this was still in within walking distance and would sell before the Annex house. The Annex house sold days later for $3.87 million.

And this house that was listed at $3,995,000 was still on the market until last week when the price was increased to $4,295,000.

I thought that was an interesting strategy after being on the market for almost 5 months.

Turns out it worked because this house sold the same day I posted it (I think)…

For $4,200,000.

So, this place didn’t sell before 66 Tranby, but it did eventually sell for 8.5% higher.
