PRICE DROP #2 - 162 Colin Avenue - CHAPLIN ESTATES, TORONTO (2 Comments)
In January, I posted this 4+1 bedroom, 4 bathroom house on a 30 x 110 foot lot at 162 Colin Avenue just south of Eglinton in Chaplin Estates in Toronto.
It was a house that used to look like this when it was on the market a year ago for $1,895,000…












It sold for $1,925,000.
It was now redone by Studio Lau Architects with a 3 storey extension and put on the market in October for $2,685,000, or a $760,000 increase from the pre-reno sold price.
As for the reno, I liked it. Some readers were underwhelmed but I think the staging, or at least the minimal staging, may have been a factor in that because this was all around a good house. Or maybe it was underwhelming and I was the only one who liked it.
I felt that the main problem was the tiny backyard.
And this toilet location that I just noticed…
Why didn’t they put the toilet where the vanity should be!?!
Other than the backyard, and now that toilet, I thought this was a good house in a good neighbourhood that is steps to the new Eglinton line.
When I posted it, the price had been dropped to $2,629,000.
It still hasn’t sold and the price has been dropped again…
To $2,578,000.
