32 Benson Avenue - WYCHWOOD, TORONTO

This is a very good house and it shows really well.

It is a 3 bedroom, 3 bathroom semi with 2 parking spots on an 18 x 135 foot lot at 32 Benson Avenue in the Wychwood/Hillcrest neighbourhood in Toronto.

Other than the 3 bedroom detached at 37 Tyrrel Avenue

That sold for $2,350,000 a little over a month ago…

The last few houses I have posted in Wychwood have all been 3 bedroom semis on similar sized lots to this house.

In May 2018, I posted the 3+1 bedroom, 3 bathroom semi on a 19 x 135.5 foot lot with no parking at 75 Benson Avenue on the west side of Christie in Wychwood…

It was a recently renovated house that was good but was kind of dark and had a mess of a backyard. It was listed at $1,349,000 and sold $1,349,000.

A month later, I posted the 3 bedroom, 2 bathroom semi on an 18.17 x 110 foot lot with a 2 car garage at 7 Hector Avenue in the Davenport and Dupont portion of the Wychwood

It too was recently renovated but argueably in not as good of a location as this house. It was listed at $997,000. It sold for $1,250,000.

Most recently, in January, I posted this 3 bedroom, 2 bathroom semi with a 2 car garage on an 18.83 x 121.17 foot lot at 7 Hendrick Avenue

It was listed at $1,099,000. Unsurprisingly, given the selling price from 2013, it sold over. I pointed out that at a 10% increase, without changes, it would be a $1,385,000 house. It sold for $1,400,000.

This house that has everything those houses had such as a new kitchen, parking, a possible basement rental unit…

And is located around the corner from this park…

Is listed at…

$1,098,000.

So, is it going to have a bidding war like 7 Hendrick?

Well, considering the prices of the houses above…

And the fact that the semi around the corner at 20 Wychwood Street that was listed at $1,099,000 and has a fairly dated kitchen and no finished basement sold for $1,360,000 last night…

I’m thinking yes.
