AND IT WENT FOR - 94 Douglas Crescent - GOVERNOR'S BRIDGE, TORONTO (14 Comments)
In April, I posted this 3+1 bedroom, 4 bathroom house with a detached garage on a 40 x 113 foot lot at 94 Douglas Crescent in Governor's Bridge.
It was a house that I previously posted in 2017 when the listing photo looked like this…
Then, it was a recent reno of a house that had looked like this before…
When I posted it in 2017, I mentioned that it was a good reno with a few things I wasn’t crazy about like the wine wall…
And that the backyard was kind of small but that the house was located across the street from a park so that might not be a big deal.
It was listed at $2,849,000 which I thought was high but the neighbourhood was picking up at the time.
It ended up selling for $2,790,000.
Two years later, it was back on the market for $3,349,000…
A 13% increase.
It didn’t sell and the price was dropped by June to $2,995,000…
Or a 4.5% increase which for this neighbourhood was probably about right but it still wasn’t selling.
But it finally sold a few days ago for…
$2,715,000.
So, either the selling price in 2017 was a little too high or the pick up of that neighbourhood that I mentioned didn’t stick. Either way, it kind of sucks.
