A few years ago, I posted a house at 80 Victoria Park Road…
It was a 4 bedroom, 3 bathroom house on a 21 x 255 foot lot that used to look like this…
I’m assuming it was a rebuild and it sold for the $1,589,000 asking price so, despite not seeing the interior photos, it must have been a good house.
Especially because the front steps…
Which I was confused about because they reminded me of this…
Turned out to be the base for the actual steps because the stairs look like this now…
And the 4 bedroom, 2 bathroom house next door at 78 Victoria Park Avenue that used to look like this when it was last listed in 2017 for $1,299,900…
Is now the 4 bedroom, 4 bathroom house on a 29 x 255 foot lot in the header photo above and the photos below.
Whent this house at 78 Victoria Park Avenue it was listed in 2017, it sold for $1,200,000.
It has now been totally redone (or rebuilt) with a large extension in the back and overall, they did a really good job (there are a few lights I would change).
Plus, the stairs that used to look like this…
Now look like this…
It was initially listed in November for $2,249,000 but recently had a price drop to $1,999,000.
If the house next door (though I can only compare them based on lot size as I have seen the interior photos) increased by a 6% compounded annual interest, it would now be worth approximately $2,250,000.
Which is probably what explains the original asking price for this house.
The new asking price is a 4% annual compounded interest increase.
Maybe 6% is too high but I think 4% is too low. This will probably sell at around a 5% increase…
Or $2,130,000.
But this is a wider lot by 8 feet so maybe November was just bad timing and this will sell closer to its original ask. That’s what I’m going with.
P.S. They need to redo that living room layout.
UPDATE: Since posting this, I have heard from the neighbour at 80 Victoria Park. As I mentioned in my original post about that house, I didn’t know what the inside looked like but that they got a good price.
Thankfully, they have sent in a few photos. Not a lot but you get the idea…
And if those blue poufs look familiar, it is becuase that house was designed by Nicky Hall, the person that designed the house at 108 Wineva Avenue…
That I said at the time reminded me of 80 Victoria Park.
Nicky Hall, who was the star of the 2011 W Network show Sibling Rivalry with her brother, was also the person behind 238 Kenilworth Avenue...
So, you can kind of get an idea about what the rest of the house at 80 Victoria Park looks like.
Also, it seems to be slightly narrower but longer…
It will be interesting to see what happens.
