I think they were looking for a bidding war on this house…

But I don’t think they were expecting this outcome!

This is a 6+1 bedroom, 4 bathroom detached house with a detached 2 car garage on a 27.75 x 118 foot lot at 63 Constance Street in Roncesvalles in Toronto.

It is definitely dated and will most likely get gutted but it is on a good sized lot and it is detached.

So, with an asking price of $1,298,000, it was going to go a little over asking because this is easily a $2.5 house once renovated if done well.

But…

There is no way they were expecting to get the price they did. It sold for…

$2,300,000.

Then again….

This 6 bedroom, 4 bathroom house with a 1 car garage on a 32.5 x 110.8 foot lot down the street at 221 Indian Road…

That is in better shape but still needs work sold for $2,356,000 in June of 2019.

So, maybe they were prepared for it to go a lot higher. But an ask of $1.3 million with a neighbour that just sold for $2.356 million?

They may as well have listed it at $1.
