105 Marsdale Drive - MARSDALE, ST. CATHARINES
Two years ago, a reader sent in a listing for her house at 15 Wood Dale Drive in the Marsdale neighbourhood in St. Catharine’s in southern Ontario…
It was a 2+2 bedroom, 3 bathroom on a 123.23 x 129.34 mid-century modern home done in 1960 by architect James E. Secord (yes, related to Laura) working under Saul Herzog, who apparently studied under the ‘Bauhaus legend Walter Gropius.
It has won a silver Massey Medal in 1961 and most recently, in May, 2010, the Ontario Association of Architects Landmark Award.
It had a lot of original features but the kitchen had been updated. It was listed at $1.039,000.
It sold to Jerry and Heather Hendriks who gave a tour of the house (with a few changes) to CBC a year ago…
Jerry had actually commented in the post for that house in 2018 replying to a neighbour named Fiona who thought the price may be a bit high. It sold to the Hendriks for $1,040,000.
Two years later, another David E. Secord house has come on the market.
This one is also a 2+2 bedroom, 3 bathroom house with a 2 car garage on a similar 120 x 128 foot lot. Except this house has been more updated (with a lot of things that I am not sure I am so crazy about like that fireplace in the kitchen, some of the bathroom choices, and the marble (I think) crown moulding in the dining room, not to mention the paint). Plus, this house also has a more a landscaped yard with a pool and a hot tub and is apparently almost twice the size at at 2,948 square feet...
Like the house at 15 Wood Dale Drive that had a few changes like the addition of a glass wall to update it that I feel made a huge difference, this house could have a few changes to bring it back to its original character while still keeping it current. But for the most part, it has kept most of its original character (you really need to do the Matterport walk-through to get a feel of the size and detail in the reno)….
While the Wood Dale house sold for $1,040,000 just 2 years ago, this house that is larger and has a much more extensive update (though I don’t love all of it) that includes a 2 bedroom basement that could be rented out with 2 large living areas and its own entrance is listed at…
$1,880,000.
It’s a much bigger price than the Wood Dale house but offers a lot more, so while we wait to see what this sells for…
