PRICE DROP - 120 Shaftesbury Avenue - SUMMERHILL, TORONTO

At the beginning of this month, I posted this 2 bedroom, 2 bathroom row house on a 13 x 36.90 foot lot at 120 Shaftesbury Avenue in Summerhill.

It was a house that I first posted 3 years ago when it was on the market for $1,198,000. I thought it would sell fast. It didn’t and had a price drop in May of 2018 to $1,180,000 when it finally sold for $1,155,001.

At the beginning of December, it was back on the market for $1,385,000.

It wasn’t a big house and the lot wasn’t very large, but it was a good condo alternative and the price seemed about right at an annual 7% compounded increase.

It didn’t sell and it just had a price drop…

To $1,359,000.

So, why no sale? Maybe it’s the time of year.
