SOLD - 4 Wychwood Park - WYCHWOOD PARK, TORONTO

When I first posted this 6+2 bedroom, 5 bathroom house with a detached 2 car garage on a 99 x 173 foot lot at 4 Wychwood Park in the Wychwood Park neighbourhood in Toronto

It had already been on the market for ages. This is what it looked like…

And this was the price history:

July 2011              $3,495,000

October 2011        $3,295,000

March 2012          $3,495,000

March 2012          $2,899,000

June 2012              $2,690,000

August 2012          $3,400,000

September 2012     $2,850,000

November 2012    $2,850,000

After that and the price drop from June 2013 to $2,650,000, this was the subsequent pricing:

May 2013 $2,650,000

July 2013 $2,495,000

It finally sold in October 2013 for $2,178,571.

Since then, they removed the stucco on the front of the house, changed the cedar roof to a slate roof (I think), and added some columns.

The majority of the interior seems the same except they redid the kitchen, maybe a bathroom, and they removed all the white paint from the wood panelling to bring it back to the original (presumably) dark wood. Otherwise, though there were not a lot of before photos, it seems like not a lot has been changed other than paint.

At a 7% compounded annual increase, with no changes, this house would be worth $3,500,000.

It was listed last week for $5,095,000.

Unlike the last sale that took over 2 years, this house sold in 3 days…

For $5,000,000.

Stripping the paint from the wood panelling must have been REALLY expensive.

UPDATE: As I always welcome corrections on my posts where I have missed something or stated it wrong, I thought I would update this post with some new information I have received.

Apparently, on top of the new kitchen, the new bathroom, and the wainscotting stripping that I mentioned happened since the sale in 2013…

A second staircase was added (why?), a mudroom was added, the 4 fireplaces were also fixed, and the walls of the house were re-plastered.

Oh, and this house sold in 2 days, not 3. I forgot November was only 30 days, not 31.
