Last week, I posted this 3 bedroom, 2 bathroom semi on an 18.25 x 120 foot lot at 134 Macpherson Avenue in Summerhill in Toronto.

It was a recently renovated house that had great finishes, a good sized kitchen, a family room at the back, and a good sized yard for the area. It just didn’t have parking.

But pre-reno, it sold for $895,000.

Last week, it was listed at $1,895,000.

And if you consider without renovations at an 8% compounded annual increase, based on the 2011 sale, this house would be worth around $1,790,000 now, that mean this reno only cost $105,000.

So, it was going to go over. And it did. This house sold 2 days ago…

For $2,100,000.
