This is a 4 bedroom, 4 bathroom house with 1 parking spot on a 31.25 x 81 foot lot at 57 Oriole Gardens in Deer Park in Toronto.

It is a house that looked like this a year ago…

It was a move in ready house with good floors and a good kitchen. The asking price was $2,695,000 and it sold for asking in 2 days.

Since then, is has been renovated and designed by Mcgill Design Group.

It looks like the floor colour has been changed. There is a a completely new kitchen. Built-ins have been added to the dining room with 2 wine fridges. Wallpaper has been added to the hallway and I assume the bathroom on the main floor.

Upstairs, the bathroom has been redone and one of the doors to the principal closet has been removed.

And overall, it shows really well.

Without changes, at a 6% increase, this house would now be worth about $2,900,000.

With a whole new kitchen and bathroom, this house is now listed at…

$3,498,000.

I’m not sure the renos cost $600,000 and the fact that there is only 1 bathroom on the second floor makes that price seem pretty high.

But I don’t think it is soooo crazy. If this was done as a flip though…

There must be another reason they are selling so fast.
