This is a 3 bedroom, 4 bathroom row house with a carport on a 16.01 x 110 foot lot at 30 Shaftesbury Avenue in Summerhill

It is a house that I posted when it was last on the market and looked like this…

It was listed at $745,000 and sold for asking in 2 days.

It has since been fully renovated with a finished basement and a 3rd floor principal suite added. The reno was done by Kyra Clarkson of MODERNest, the architect behind the house at 154 Rhodes Avenue in Leslieville

And owner of the house at 287 Brunswick Avenue that I mentioned in the post for 281 Brunswick Avenue. It was basically a bigger version of the Rhodes house…

And like those houses, this is a great reno.

It’s hard to believe it is the same house that it was before becuase it feels so big and the large windows make it really bright.

The kitchen is huge with LOTS of storage. The bathrooms are a good size. The bedrooms have lots of storage. And the basement has a really high ceiling height with concrete floors.

Basically, it’s great.

It is now listed at…

$2,495,000.

If the sound of the subway that is located 2 doors away isn’t an issue, and if it feels as big in real life as it does in the photos…

I see no reason why this won’t sell fast.

NOTE: edited to reflect correction of houses renovated/built by the architect as they were the people behind the Rhodes house but not the Mechanic house as previously reported.
