285 Grace Street - PALMERSTON, TORONTO (1 Comment)
If this house looks familiar, it is because I have posted it several times in the past.
The first time I posted it was after it had been renovated from the house that looked like this…
It had been listed in September 2014 at $799,000 and sold for $809,000.
It was flipped and on the market a year later with the listing calling it ‘A True Encompassment Of Brilliance’.
And when I saw the photos…
I didn’t know where to start.
I liked the kitchen but the living room/dining room area was small and this backyard wasn’t exactly what I would call ‘brilliance’…
It was listed at $1,547,000.
Which I thought was too high.
It didn't sell and the price was dropped in August to $1,399,000.
I thought it was still a little high but was getting closer.
But then in September, it had a price increase to $1,499,000 but didn’t sell.
In May 2016, it came back on the market at $1,299,900. It sold the day after I posted it for $1,500,000.
It was back on the market in June 2017 for $1,598,000. And since the last sale, this…
Was changed to this…
A huge improvement.
Since then, the only big change I see is that they added a kitchenette in the basement so it could now be used as a rental with a separate entrance which is a plus.
It has been on the market for a day…
For $1,899,900.
I actually think this time that it is going over.
