AND IT WENT FOR - 276 Roncesvalles Avenue - RONCESVALLES, TORONTO

At the beginning of October, I posted this 3+1 bedroom, 4 bathroom house on a 28.83 x 120 foot lot at 276 Roncesvalles in the Roncesvalles neighbourhood in Toronto.

It was really a 2+1 bedroom after the reno that happened after the last sale of this house which was in January of this year.

It was listed at $2,085,000 and sold for asking.

When it was listed earlier this month, there was a new kitchen, an additional 2 bathrooms with the other 2 being redone, new floors, lots of new paint, and a rearrangement of the 2nd floor to create one big primary bedroom.

So, only 2 bedrooms.

But what I found most odd about the listing was that it seemed like a flip since it only sold 9 months earlier but there was nothing about it that felt like a flip otherwise. The art and everything else in the house was too personal to be a flip. Otherwise, if you were good with a 2 bedroom house on a fairly busy street, this was a good house.

The asking price was $3,095,000.

It thought at that price that maybe they could throw in the furniture and the art.

It sold after just over a week on the market…
