PRICE DROP #3 - 31 Maclennan Avenue - ROSEDALE, TORONTO

In November, I posted this 4+1 bedroom, 5 bathroom house with 1 garage and 3 parking spots on a 40 x 100 foot lot at 31 Maclennan Avenue in Rosedale in Toronto.

It is a house that looked like this when it was last for sale in 2014…

Since then, they painted the outside, landscaped the front and back yards, replaced the floors on all levels with light, white oak, replaced the wooden bannister with a black, iron bannister, and opened and replaced the kitchen.

And it showed really well. Except for this room…

I could be wrong but that room looks freezing (though it is staged well).

When this house was listed in 2014, the asking price was $1,595,000 and it sold for $1,600,000.

After some renos and updates, it was back on the market almost 7 years later for $4,200,000. It didn’t sell and a couple of weeks later, the price was dropped to $4,095,000. It was dropped again to $3,995,000.

It still hasn’t sold and the price has been dropped again…

To $3,795,000.

Considering the house around the corner at 15 Gregory Avenue (finally) sold for $3,750,000 a few weeks ago…

I don’t see why this shouldn’t sell close to this new price.
