27 Astley Avenue - ROSEDALE, TORONTO

This is a 3 bedroom, 3 bathroom house on a 25 x 204 foot ravine lot at 27 Astley Avenue in North Rosedale.

When I last posted it in 2017, it looked like this…

I thought it looked like it was built in the 70s and that it would probably be a tear down or gutter. Then I saw the interior photos and…

It was a really good house.

I didn’t love the kitchen at the front but mention that the huge window overlooking the ravine at the back made up for it.

It was listed at $1,895,000 and sold for $2,400,400.

Since then, not a lot has changed on the inside except for the fireplaces and the closet system in the principal bedroom. But on the outside, they have updated the look of the front and added a large deck at the back with a walk down to a small deck in the raving.

And it all looks really good.

It was initially listed at the beginning of June for $2,999,0000 (or about a 6% annual compounded increase which is what I feel this neighbourhood has been sitting at so that makes sense).

But that doesn’t take into account the changes that were made.

So, now the price has been increased…

The asking price is now $3,195,000.
