If it feels like I just posted this 4+1 bedroom (really 3+2), 5 bathroom house with 1 garage and 3 parking spots on a 40 x 100 foot lot at 31 Maclennan Avenue in Rosedale in Toronto…
It’s because I basically did just post it.
It was last on the market at the end of 2020. The initial asking price was $4,200,000. When I first posted it, the asking price had just dropped to $4,095,000. I thought it was a little high even after the drop but considering the neighbour at 25 Maclennan Avenue…
That I thought was way overpriced at $4,650,000 and was probably more of a $3.5 million house actually sold for asking in 2018…
Perhaps they could get $4.1 for this house.
After several more price drops, it finally sold in March of 2021 for $3,700,000.
Just a little over a year later, it is back on the market with only a few changes that I can see other than painting the kitchen cabinets.
I am wondering if the 2021 deal fell through because there is a listing on the agent’s site that has this video that was taken 4 months ago with a price of $4,900,000(!?!)…

The asking price is now $4,595,000.
So, that’s a LOT less than the asking price from 4 months ago but still…
